The “design-build” model is a very attractive and appealing concept for any homeowner who is looking to undertake a large or complex remodel project. We are noticing that more and more builders are advertising themselves as design-build firms in an effort to broaden their appeal. The term elevates their business to be more than just a construction company; rather, it implies that they also have a meaningful role and expertise in the design phase of the project. While there are certainly legitimate and reputable design-build firms out there, we have also found that there are just as many that are not as genuine or reliable.

Design should be valued as much as construction. Some “design-build” companies often overlook instead of prioritizing design. If you choose a design-build firm, here are the top three things to check to ensure they have a professional design process.

  1. Meet the designer together with the contractor: Make sure you interview them at the same time. Pay close attention to how they interact with one another. Both should demonstrate an equal level of professionalism and a genuine collaborative energy. If you notice that the contractor is dominating or overpowering the interior designer, it’s likely because the designer lacks sufficient experience. This situation often serves as a cover-up, implying that the company has a designer on staff when in reality they do not have a strong design presence. Without a truly professional and skilled designer on the team, the design decisions will naturally lean toward the contractor’s preferences. Contractors may favor designs that are easier and quicker to execute, but these choices are not always the best or most effective solutions for the homeowner’s needs and long-term satisfaction.

  2. Ask about their design process: Design should be taken seriously, as it forms the foundation of a successful project. The typical design process usually begins with a feasibility study to assess practicality, followed by the creation of detailed design schematics, and then moves into design development where plans are further refined. If applicable, an architectural review should also be offered, involving a professional architect who collaborates closely with the designer to ensure all elements meet necessary standards. Additionally, there must be comprehensive design documentation provided, serving as the “recipe” that guides the contractor, helping them fully understand and accurately execute the design intention. This entire process often takes between 6 to 9 months to complete thoroughly. If a company claims they can deliver a complete design in less than 6 months, it’s a significant red flag that they may not be providing a truly comprehensive design service that prioritizes your best interests. Many contractors are motivated to build quickly so they can move on to the next customer, which can compromise the depth and quality of the design work.

  3. Make sure they have a dedicated project manager: Most design-build companies have a well-equipped and skilled team, which usually includes a dedicated project manager. It is important not to confuse this role with that of the contractor. Typically, the contractor at a design-build company oversees all the projects simultaneously, while the project manager is assigned to focus on just a few specific projects. The project manager plays a crucial role by working closely with the interior designer to coordinate the timely arrival of products and conduct jobsite walk-throughs, ensuring everything progresses smoothly and according to the designer’s plan.
